Seattle condos and homes for sale and pending sales in August 2010 versus August 2009
Based on NW MLS statistics, here is an update on condos and homes for sale and pending sales in the greater Seattle area in August 2010 versus August 2009 (homes, new construction homes, condos and new construction condos).
Areas reported: Downtown Seattle, Queen Anne / Magnolia and surrounding neighborhoods, Central / East Seattle (Capitol Hill, Madison Park, Madrona, Washington Park and surrounding neighborhoods), Northeast Seattle (Laurelhurst, Windermere, Hawthorne Hills, View Ridge, Bryant, Ravenna and other neighborhoods from Lake Washington to Shoreline), Northwest Seattle (Ballard, Greenlake, Wallingford, Fremont, Blue Ridge and surrounding neighborhoods), Bellevue / West Of (Clyde Hill, Medina, Beaux Arts and surrounding neighborhoods) and Mercer Island.
Inventory in all reported Seattle areas combined was up 1%.
Inventory was down in following areas:
Queen Anne/Magnolia 25%
Central / East Seattle 6%
Northeast Seattle 6%
Bellevue / West Of 2%
Inventory was up in the following areas:
Northwest Seattle 8%
Downtown Seattle 8%
Mercer Island 45%
Price of all available condos & homes combined in reported Seattle areas was down 8% although in a few areas price was up.
Average price in reported Seattle areas was $903,619 in August 2010 (homes and condos combined)
In King County inventory was up 5% and price was down 11%.
Average price in King County was $552,046 in August 2010 (homes and condos combined)
Pending sales were up 6% in all reported Seattle areas combined.
Pending sales were down in the following areas:
Northeast Seattle 45%
Bellevue / West Of 40%
Central / East Seattle 3%
Pending sales were up following areas:
Queen Anne / Magnolia 11%
Northwest Seattle 14%
Mercer Island 50%
Downtown Seattle 140%
Pending sales price in all reported Seattle areas combined was up 10%.
Average Pending sales price in reported areas was $567,975 in August 2010 (residential and condos combined)
In King County pending sales were down 15% and price was up 1%.
Average Pending sales price in King County was $418,359 in August 2010 (residential and condos combined)
